The major advantage of this investment is the location and the fast and direct access on the highway A3, which allows a fast connection with all the country. Basically, we can consider this location as a backup buffer zone of Bucharest city.
As a result of the above we can create a concept for the development of a sale center for small importers and wholesalers. A concept like that of Dragonul Rosu (The Red Dragon) which is located in the south-east area of Bucharest and where people come from all over the country. Of course the maintenance, management, advertisement and promotion expenses are much bigger and they differ but the rent cost is 5 up to 6 times bigger.
On a second option is to develop a deposit and management center for the big international sale companies as Metro, Bricostore, Careffour and so on or for big industrial companies.
Do not forget that companies as Kaufland, Coca Cola, Penny have Romanian head offices here in Ploiesti on the ring road (which is less favorable than the above-mentioned location).
Within the suggested investment we identify three big expenses categories:
A – the design and documentation for execution and the permits for building permit
B – the substructure: utilities, inner roads and the arrangement of the territory
C – for the construction of the buildings
A – For this category the costs are almost the same for both types of investment, approximately maximum 5 up to 6 euros/square meter per approval project/execution project/execution pursuit/approval documents.
B – This expenses category involves: to bring the electricity on the land (1,5 kilometers), the realization of a power station of 25/40 MW which implies a cost of approximately 120.000 up to 150.000 euros with special arrangements and approval documents included. The remaining expenses will be according to the project of the whole center.
C – The construction expenses for big market halls for rent are approximately 300 euros, including the market hall substructure and for the small wholesalers and importers could increase up to 350 euros/square meter. One can add also the expenses for the wastewater treatment plant (maximum 100.000 euros, including the arrangement of the outside spaces, parking places and so on).
As far as the incomes are concerned
For industrial/deposit market halls we can say that the market is already settled at the moment at the price of 3-5 euros/sqm/month rent deposit surface and one office. If one wants a bigger office, the rent would be that of approximately 6-7 euros/square/month meter. For the refrigerating spaces the price could reach the amount of 20 euros/square meter but also the costs are bigger.
Maintenance and management will be on separate charge.
For the type of project similar to that of Dragonul Rosu (The Red Dragon) the cost of the rent varies from 50euro/sqm to75euro/sqm/month depending on the surface, the rent period, the location and so on.
The investment can be recuperated within maxim 5 years with an excellent profit on the equity investment.
Within the above-mentioned project one can build office spaces, temporary accommodation spaces and so on which allows a permanent fluctuation and the access of the population from all over the country.
